At what stage should you get a Builder involved? ⁣

So often we meet with clients who have spent 18 months or more working with an Architect or Draftsman to design their dream home. ⁣
⁣
The problem is that either 1 of 2 things has happened: ⁣
- The clients budget was never discussed ⁣
 OR ⁣
⁣
- The clients budget 𝘄𝗮𝘀 discussed but the Architect or Draftsman didn’t have a full understanding of the cost to build (and neither should they, it’s not their job) ⁣
⁣
So the client then approaches a Builder, only to find out that their goals do not in fact match their budget..... instantly broken-hearted. ⁣
⁣
The best time to get a Builder involved is right at the beginning. A good Registered Building Practitioner should be able to help guide you and give you an understanding of the true cost to build your project. ⁣
⁣

Buckle up - this is an interesting and sometimes controversial topic.... ⁣
⁣
𝗙𝗶𝘅𝗲𝗱 𝗣𝗿𝗶𝗰𝗲 𝗖𝗼𝗻𝘁𝗿𝗮𝗰𝘁: ⁣
- Price of contract is fixed with some provisional sum and prime cost items ⁣
- Payments are made at set progress stages by the bank/ client directly to the builder ⁣
- Any changes or unforeseen costs are processed as a Variation ⁣
⁣
𝗖𝗼𝘀𝘁 𝗣𝗹𝘂𝘀 𝗖𝗼𝗻𝘁𝗿𝗮𝗰𝘁: ⁣
- Cost of the project is an estimate although a good builder should accurately quote the works ⁣
- A ‘builders fee’ is determined and paid to the builder at set progress stages ⁣
- All other invoices from trades and suppliers are to be paid directly by the client ⁣
- If the cost of the projects blows out, too bad so sad, the client is liable for the bills ⁣
⁣
𝗖𝗼𝗻𝘁𝗿𝗮𝘃𝗲𝗿𝘀𝗶𝗮𝗹 𝗣𝗼𝗶𝗻𝘁𝘀: ⁣
- A Cost Plus Contract is illegal in Victoria for any project estimated to cost under 1 Million dollars. Despite this, some builders will still offer this type of contract ⁣
- Banks do not like Cost Plus Contracts and will often reject them. These contracts are best suited to clients who do not need finance ⁣
- Builders who lack integrity will trap clients by low-balling the estimated cost of works in order to win the project. This results in unforeseen costs and unhappy clients ⁣
- Cost Plus Contracts 𝗰𝗮𝗻 be a good option in some circumstances but are not always a cheaper way of doing things ⁣
- Know the 𝗿𝗲𝗮𝗹 cost of your project before engaging in a Cost Plus Contract!
